Ferndown pub the Kings Arms is on the market

The Kings Arms off Ringwood Road is for sale on Rightmove, marketed by Guy Simmonds, with 18 years left on the “free of tie” full repairing and insuring, renewable agreement.

A Guy Simmonds spokesperson said: “This renowned detached inn and restaurant is of brick construction, under a pitched tiled roof, occupying a main road position within an affluent village of Dorset.

The pub also comes with accommodation for the owner on the first floor, with three double bedrooms, a lounge, kitchen and bathroom.

There is also seating to the rear and side of the property for 40 people, and a car park for 40 cars.

The spokesperson continued: “The business is offered for sale as a lease assignment with approximately 18 years remaining of the free of tie’ full repairing and insuring, renewable agreement.

“We are advised that the inn is free of tie for all products. We are informed that the rent is currently £67,000 per annum to be reviewed in 2023.

“Advised turnover for year ending 07/19 is circa £710,186 with a trade split of 65 per cent food and 35 per cent wet.”

Business rates for the property are around £11,000, Guy Simmonds said.

Furthermore, the pub has a licence permitting the sale of alcohol seven days a week, between 9am and 2am.

During the summer, the pub is open seven days a week, 11am until 11pm, and during the winter it is open 11am to 3pm and 5pm to 11pm Monday to Thursday, and 11am to 11pm on Saturday and Sunday.
